A good place to start could be Northcountry Cooperative Development Fund (NCDF) http://www.ncdf.org/.
They provide Cooperative Housing Financial Assistance for startup loans, share loans, and more - see http://www.ncdf.org/Resources/hosusing_brochure.pdf

Individuals can borrow from a fund to finance the purchase of a share, or, invest "in cooperation". Individuals become members (of NCDF) by purchasing a $10 equity share in their Fund. See http://www.ncdf.org/membership_new.html

70% of NCDF's 2003 loan dollars went to projects in low-income areas or to low-income individuals.

I have SPACE FOR RENT available even now - Ground floor of an upper lower duplex 2/3 blocks from the dock end (E) of Como Lake in St. Paul. 1,025 sq. ft, it has a 'soft feeling' shared front porch, front entry cpbds and closet, 2 bdrms off back hall. Living room has french doors to a 4 season sun porch. Distressed wood floors, Bath w/shower. Huge kitchen has ceiling fan w/lights, oak & orig cpbds, gas stove. Soundproofed; easy going. Nice yard w/ table and chairs (& grills) to use; bit of dug garden ready to receive your plants. If you're handy and build safe basement steps, you can use the laundry too. The garage can be shared in the worst winter weather If your car is small. Owl & woodpeckers possible. Going to pristine up walls unless I hear ASAP that's not preferable. $850 plus utilies; water, incld hot water, & garbage provid. Signing soon earns free early move-in.

Well, Kevin Walker, Program Manager at Northcountry Cooperative Development Fund, took the idea up and put it on the table over there. Unfortunately, they conclude that "it's too small to support our involvement." Though they have a "full plate," the less than a yr old fund will look at projects of "20 or so or more units." Helping tenants become cooperative owners of their buildings is their focus (there's a rent awhile period for any on the fence occupants). Interesting... Kevin suggested Jim Erchul (651-774-6995) and his group at the Daytons Bluff Neighborhood Housing Services as a potential role player or resource giver.

Jim's building, which was originally the Schornstein Grocery and Saloon, does need daunting restorative work and has at least a good deal of wood which needs sealing before winter.

Jim, if you have to get nuts and consider something like a phase-in/transitioning of hard working handy people and grant writers from tenancy to ownership...

Idea: MARION ST, SAINT PAUL, MN 55117 has a bunch of neat fixupable vacant houses selling for around $80,000-90,000. and pan south to the Burlington Northern Santa Fe track running EW and FIND the section of Marion Street just S of Lewis Park. If a bunch of us were to each buy a house it'd be a great place to live and a great investment.

Well I found the intersection of Marion and Atwater. Kinda confused, why you direct intrest there while staring a different location.

I would be hip if I had investment capital and it looked like a sure thing. I do have some rather innovative ideas for adding value and quality to this type of project.
(you'll have to pay a consulting fee, kidding)

If the location is good, it would be easy to add 50 thousand dollars worth of value for 20 thousand and sell @ 140 (assuming a 90,000 sale) to realize a profit of 30 grand. Idealy I would do this 6 times a year at 2 month intervals as is permissable without a realestate license, and thus build my fortune.

Ahh, sweet sweet real estate. Some day, I'll be able to get into it.

Now THERE is another great non-profit idea. Helping artists get into their own homes / apartment's. Not that co-op's and such don't offer great opportunity, but even they are only so big, and if they fill up, they're full. HUD is another. Habitat for humanity is another. It would be great to see an 'artist specific' one though.

There's still a lot to be said for owning your own home. I'd sure like the opportunity right about now!

Haha. that reminds me, one of the draft names back in the days when I was tryin to get a NPO rolling was the "HYSAC", Help Your Self Arts Collective. I even have a mailing something from McKnight with a lable which reads

Anyway, if anyone knows how to build partnerships with other non-profits like HUD and Habitat and all the hundreds of other housing and humanities organizations, i'd love the help.
Dangit! I know how to do this , I just can't execute.
It would be HUD + Habitat for Humanity + walker/mcKnight + every other relevent org + the DREAM CHANGE COILLISION as a fiscal agent = no more homeless artist


But anyway Erik, If you are looking to buy I would suggest Margo Ashmoore as artist friendly real estate agent.

I am a very responsible U of M double major arts student looking for a LIVE/WORK studio. We (me, my husband, 2cats) are looking for an affordable (very affordable - we're really poor)1 bedroom MINIMUM space to rent. Preferably within busing distance of the U of M Minneapolis or St.Paul campus. We are really not very picky! As long as its livable......
